Project: The Row Business Park Landscape Improvements, 23-2257-DPR/CDP Address: 4185 - 4198 Carpinteria Avenue Applicant: Sam Maphis, Landscape Architect, for Carpinteria Business Park Partners Planner: Brian Banks Request of Sam Maphis, Landscape Architect, for Carpinteria Business Park Partners to consider Project 23-2257-DPR/CDP for preliminary review of a request to complete new and rehabilitated landscape and hardscape improvements to The Row business park. Landscape improvements would include a comprehensive refurbishment of the existing landscape planter areas along the Carpinteria Avenue frontage and within the parking areas along the rear and side of each building. Also proposed is a new eight-foot wall along the Highway 101 frontage, pedestrian access improvements to join existing building access paths to the bikeway and sidewalk, and new bike parking areas. The 4.11-acre project site is zoned Commercial Planned Development with Residential Overlay (CPD/R) shown as APN 004-031-017, -018 and -019, and addressed as 4185 - 4198 Carpinteria Avenue.
