1. Project: 700 Linden Adaptive Reuse, 21-2090-DP/CDP Address: 700 block of Linden Avenue Applicant: Michael Stroh, DMHA Architects, for CHT, LLC Planner: Nick Bobroff Request of Michael Stroh, DMHA Architects, agent/architect for CHT, LLC, to consider Project 21-2090-DP/CDP for final review of a proposal for an adaptive reuse project that would remodel and reconfigure the existing buildings on the property to create a multi-tenant retail, restaurant, and office development with a central outdoor plaza. The project includes a new second floor addition comprised of 2,443 square feet of office suites, a 614 square foot bar, and 2,887 square feet of rooftop deck/patio areas. A 20-space surface parking lot is proposed for the rear of the property, accessed from Cactus Lane. As part of the project, the applicant received approval of a Parking Modification to reduce the required number of parking spaces for the project from 64 down to 48 spaces; and approval of an Encroachment Permit to allow for minor architectural projections into the City rights-of-way along Linden Avenue, Eighth Street and Seventh Street. The project also includes new streetscape and frontage improvements along Linden Avenue, Eighth Street, Seventh Street, and Cactus Lane. The property is a 0.69 acre parcel zoned Central Business (CB) with a Visitor-serving Commercial (V) Overlay and shown as APN 003-313-001, addressed as 700 Linden Avenue.
2. Project: 7-Eleven Signage, 22-2148-SIGN/ARB Address: 4410 Via Real Applicant: Peggy Boos, PBA Construction for 7-Eleven, Inc Planner: Marysol Smith Request of Peggy Boos, PBA Construction, agent for 7- Eleven, Inc to consider Project 22-2148-SIGN/ARB for preliminary/final review of a proposal for signage replacement of sign types including wall signs, canopy signs, and a fuel price monument sign. The property is a half-acre parcel zoned Commercial Planned Development District (CPD) and shown as APN 003-101-017 addressed as 4410 Via Real.
3. Project: Lopez Walls, 21-2126-FENCE/ARB Address: 5458 Granada Way Applicant: Jaime and Ericka Lopez Planner: Syndi Souter Request of Jaime and Ericka Lopez to consider Project 21-2126-FENCE/ARB for preliminary/final review of a proposal to construct new perimeter walls ranging from three-feet to 6.5-feet in height around the front and west side of the property. A decorative metal gate with six-foot-tall columns would be located near the front entry to the residence. The walls would be stucco with stone caps. New landscaping is proposed in the front yard. The property is an 8,000 square-foot parcel zoned Single Family Residential (8-R-1), and shown as APN 001-400-050, addressed as 5458 Granada Way.
